IF YOU ARE THINKING ABOUT&amp;nbsp;THE SALE OF YOUR HOME&amp;nbsp;OR BUYING, GIVE ME A CALL&lt;br /&gt;&lt;br /&gt;.The tax credit is working, homebuyers are using it, sales have increased and it's helping to move both housing and the economy forward. Reports are showing that in 2009, first-time homebuyers have been responsible for half of all home sales -- an increase of 25% over historic trends. Fewer empty, abandoned homes are sitting on the market and there are signs of increased confidence in the direction of the economy. This is good news for our local neighborhoods and communities. The homebuyer tax credit is working.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;However, just because we are starting to see some improvement does not mean the housing market has fully recovered. If we lose the tax credit now, we could fall back into the same place we were a year ago -- a place none of us wants to revisit. &lt;br /&gt;&lt;br /&gt;If you extend the homebuyer tax credit, communities across the country will continue to build on the progress that has already been made. It is neither!  Your attitude counts for 99.9% of your results.&lt;br /&gt;&lt;br /&gt;I believe that hard work and determination will make your Real Estate Business grow.  You have to have a system and work that system daily.&lt;br /&gt;&lt;br /&gt;You have to set goals for yourself and write them down.  You can &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;only&lt;/span&gt; accomplish these goals if you work them.  You have to work with the attitude, I can do this and I know what it takes to get there.  The only thing stopping you is yourself.  Is it a challenge?  Yes, but the challenge is the force behind making you achieve your goals.&lt;br /&gt;&lt;br /&gt;You have to figure out what your goals are and work daily to achieve them.  Training, education and all the reading you can do will not help you until you get a positive attitude.&lt;br /&gt;&lt;br /&gt;Don't get in a slump and cry; Gloom, &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;Despair&lt;/span&gt; and Agony on me. You have many things to consider when you are trying to decide to buy or rent.&lt;br /&gt;&lt;br /&gt;1.  Am I in the position to buy, (can I afford to buy)?&lt;br /&gt;&lt;br /&gt;2.  How long do you think you will be there?&lt;br /&gt;&lt;br /&gt;In looking at the first question, you cannot afford Not to Buy.   Went you buy you are investing in a property that will make you money.&lt;br /&gt;&lt;br /&gt;Question number two; the longer you are in that property the more equity you build for future sale of that property.&lt;br /&gt;&lt;br /&gt;None of the money that you have spent on rent payments is every returned to you.&lt;br /&gt;&lt;br /&gt;Owning a home allows you to leverage your money.  Also, you have tax advantages that you do not have with renting.&lt;br /&gt;&lt;br /&gt;Just think about the rate of return on your money when you buy a home verses renting.&lt;br /&gt;&lt;br /&gt;If you bought a home and stayed in that home 10 years at an appreciation rate of 5% you are going to make money on that home.&lt;br /&gt;&lt;br /&gt;Real Estate is the smartest investment you will ever make. Does your agent market your property well?.....Internet, newspaper, magazines, web-sites, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;MLS&lt;/span&gt; etc.&lt;br /&gt;&lt;br /&gt;2.  Do you know what is going on at all times with your property?&lt;br /&gt;&lt;br /&gt;3.  Does your agent &lt;strong&gt;keep you informed&lt;/strong&gt; on prospective buyer, interest calls, response to market materials?&lt;br /&gt;&lt;br /&gt;4.  Does your agent care enough to let you know when your property needs improvements or a face lift?&lt;br /&gt;&lt;br /&gt;5.  Is your agent too busy to stay in contact with you, willing to answer any and all questions?&lt;br /&gt;6.  Does your agent really care about you and is sincere in pushing your property to sale?&lt;br /&gt;&lt;br /&gt;If your agent is just putting a sign in your yard, and a lock box on the door, and that is the last time you hear from them....BEWARE. You should know this after the first meeting.  Make sure you interview your agent and ask them questions such as, how they intend on marketing your home and getting it sold.  Don't let them be the only one with the questions.  Make sure all your questions are answered and if not, that agent should get back with you on the best solution.&lt;br /&gt;&lt;br /&gt;Do agents really earn their pay?  Yes! most agents work very hard for their clients because until that property is sold the agent does not get paid.  A good agent will work hard for you to make sure your property sales as quickly as possible. &lt;br /&gt;&lt;br /&gt;If your property is in good condition, neat, clean and clutter free, it will sale so much quicker.
